We are Finshed

Hey everyone, The house is finished! We still need to clean out the garage, hook up a vent and install a handrail. We should have final approval from the city tommorrow. I have taken some video for those of you who didn't make it to the party!

Thanks for everyone who showed up for the party. We ended up with about 100+ people comming through last Sunday. We drank quite a bit of libations and eat a heap of food.

The consensus from the party goers and the 40+ people that cam to my open house on Sunday sais it was beautiful and verywell done. The only complaint was from 2 seperate people, who said it was to small. I didn't realize that 2500sqft was small. Oh well, I am confident that someone will be very happy with this house.

Finally another post


Okay....We are finally back from Mexico and alot has been done since we left.


Landscaping is in

Lighting is in and Electrical has been passed

Sidewalks have been replaced

Garage Doors are installed

The final coat in down on the floors

All appliances are in and working

The house has been totally cleaned by an excellent cleaning crew (more later on this)

All plumbing is installed. We are just awaiting the slab for the main upstairs bath


Basically today is the 6th and we will be done on the 9th! We are just about done, Just a bunch of little stuff to do and the final touch up.


For those of you following the blog, we are having a Friends,Neighbors,Client and workmans open house this Sunday Nov 11th from 4-8pm. So come on by and have a look at our finished, totally remodeled 1909 American 4 square.


The home will be going on the market November 12th, so if your intersted call me with any questions.

3 Month Anniverary


Well- We just passed our 3 month anniversary on the house. Our original schedule was to finish the 9th. It doesn't look like that's happening. We will hit our new completion date of Nov 1st, for sure. It's padded for any addtional unexpected delays.

What's left?

1. Finish carpentry. The boys are doing an excellent job and cranking it out pretty damn fast. Almost the entire house is done including our awesome boxed dining room ceiling with crown molding.

2. Carpets for the basement.

3. Some landscaping

4. Garage Doors

5. Some more fending

6. Plumbing fixtures

7. Painting

8, Lighting fixtures

9. General clean up and staging.


More pictures will follow tomorrow, so everyone can see how it is comming together. The last post until October 25th will be this comming Friday night. Although it is the worst possible time to be leaving, I am off to Cabo San Lucas to watch my neice and her wonderful fiance' tie the knot.

Slacker


Sorry for not getting around to posting for awhile. Between selling homes and trying to get this house done, I havn't had much time for sleep let alone updating my blog.


Since my last post we have finished drywalling, priming and painting the interior. We still have touch painting to do after all the molding and finish carpentry is done.


Vladamir and Roman have installed our new oak floors on the main floor and put on a beautiful finish on. I was amazed at how good of a job they did re-finishing the original fir floors on the stairs and the 2nd story...they look great and these guys do great work. I am hiring to do our other house in Alki, which I have been dreading for 4 years.


The tile work in all the bathrooms, laundry room and mud room should be finished today. We went with a classic look in the powder room on the main floor as well as the main upstiars bathroom. The master we decided to go with a more modern look and finally the basment bath, laundry and mud rooms got nice utilitarian tile.


The lawn is also in and looking great! I will post pictures of this later today.


It looks like we are 3 days behind schedule for our original estimate. We were thinking we would be done the 9th, but now it's the 12th.


What else? We had to let go our finish carpenter this week because he called in sick again. It's a long story and unfortunate because we liked him. Dalen (Our Consultant extrodinare) has hired a awesome crew to crank out all the molding, hang the doors, build out our banister, fireplace and hang our kitchen cabinets. They start on tuesday and will be done friday. So I will have to stay out of there way.


I guess that's it for now. More later with some pictures.

Who are We?

Just a little note to say that the team working on this project refered to as we or us, include:

Burton
Kim
Dalen
Heather

I assume that everyone knows this but just wanted to make it clear and give credit where credit is due.

All of us have had different responsibilties on this project and without any one member of this team, this project would be a bigger headache than it actually is. The one member with the most responsibility is my project manager Dalen. I know he has spent sleepless nights trying to figure out layouts, solve problems and make the project perfect.

I owe alot to Dalen who has worked very hard to make sure that budgets are met and the subs get to work done on schedule. All of whom have come from his list of professionals. If anyone is considering doing a major remodel or a flip, I would highly reccomend this artistic professional. He get's the job done and keeps people motivated, all with a smile on his face.

Thanks so much to my wife Kim who has done alot of research on paint colors, fixtures and drove Dalen and I crazy until she got the kitchen she wanted. I am not sure how we did it, but Dalen and I managed to get this done. She even goes to the house after work and scrapes paint!

I also want to thank Heather for her excellent landscape ideas. She has run different ideas past me and my only problem is deciding what to do, as they are all great. I have so much confidence in Heather that she has free rein on the landscaping for this project. Thanks Heather!

I am lucky to be on a team with such great people!

Paint and Drywall


Okay...

Finally the back deck is finished and looking good. Our carpenter is lagging behind and still has the roof fix to complete. He will be done this week...at least that is what he says.


We have also made our color choices and the paint crew Micah, Nick and Dave have be doing a great job. These guys come highly reccomended. The are proffesional, fast and good guys to work with.

Our man George is working on getting up our drywall while the painters are working outside. George is a great guy and is whipping out the drywall at top speed. We should have it all hung and the mud and tape guys will be here on wed. That means that thursday or friday we will begin painting the interior of the house.


We are having a painting party over the weekend to paint the interior. We have about 15 volunteers so we should be able to crank it out in two days. I will be there regardless every night after work so it get's done.


There are also some new pictures of a couple of new found objects. We found a porceline name plate for one of the bedrooms and an old school plastic fighter jet ( circa 60's or 70's)

Inspections

Well today was our day to get the following inspections from the city:

Electrical-Passed
Framing-Passed
Plumbing-Passed

Our Framing inspector gave us a huge compliment today while at the house. "You guys sure do good work." "It's nice to see someone who does the extra things that contractors don't even do any more."

We will be insulating the house on Monday and starting drywall by Wednesday, so the house is really going to start taking shape. I will post our kitchen design for everyone to take a look at. We decided to add some extras that most people aren't doing yet. We have also decided much like the color matched bathroom Set's of the 70's granite is on it's way out. We are going with the next step up and putting in soap stone for our counter tops. Let me know what you think.

We also have gotten the floors all worked out for a great price. We are putting in new oak floors on the main floor and refinishing the original fir stairs and upstairs floors in stead of carpeting.

We paid for the appliances at our favorite place. Almvig!! Debbie as usual came through with some great high end stuff for us. Stainless flat top oven with a ceiling hood. Under counter microwave, stainless dishwasher and a french door counter depth fridge. If you going to buy appliances this is a must stop. If you want to really blow your mind go to Albert Lee's before going to Almvig.

I also wanted to let everyone know that they are more than welcome to contact me concerning any of the sub's I am using. They all do an excellent job and have come to me with great references. There is not one that I wouldn't use again.

Found Objects


Since we completly gutted this place we kept finding cool old objects. Unfortunatley we didn't find any gold or a copy of the Constitution, but any finds are fun.


We found:


a rubber knife from the 60's

a kids tractor from the 50's

a hotwheel type car from the 50's

a syringe from a kids doctors set circa 70's

a wilsonian golf club from the ?'s had a wooden shaft

a silver candy box top

a tin Olympia beer can

a tea pot from a kid's set circa 1920's

The siding is done!


The house is looking great! The siding is finally done. We passed our plumbing inspection on friday and our man Dave is stringing the new electrical.

Getting there


Okay campers, we are making real progress and moving forward. This week we have gotten the house rough plumbed, all new HVAC piping and are finally finished framing out the interior. Rick and Nick finish up today with the siding and it looks great. The front porch should be finished by tomorrow so I will add some more pics then. Dave our electrician starts laying the wire today for the entire house and I think our plumbing inspection is tomorrow.


This week I have secured all our kitchen appliances most of our lighting and bathroom fixtures. I am still working on my exterior paint colors. I can't decide if we should do 3 or four paint colors. Any feedback would be great. My garage at my house is starting to look like a remodeling store, so I have to wait until I buy anthing else or it's going to be in my kitchen.

One Month


Today marks our 1 month anniversary date. Things have been going relatively good since my last update.

We discovered a few more problems during demo. The sill plate on the front of the house had to be removed and replaced because of the termites. Of course that was an extra added expense. We also had to hire a guy to regrade the entire yard. The dirt was higher than the foundation by about a foot, so per King County Code we had to remove enough so that the dirt was 6inches below the foundation.

The front porch was shot down by King County because it less than 20 ft from the property line (as if they are ever going to build a monorail in front of us). So our front porch is now only going to be half of the front. It should look good!

The siding has been going up at an alarming rate. Rick and his crew have really been getting it done for us. They have finished the garage and the house with the exception of the front and the lower shingles. The whole house should have a porch and be completely sided by tuesday.

I wanted to thank Ian from Green Home Builders for his excelent work on replacing the sill plate. He did it for way under his original quote and did it right. I would highly reccomend Ian and His crew. Also thanks to Rick and his siding crew, they getting it done fast and with 22 years experience are truly professionals.

D-Day+6


Well we have had our suprises this week! Good and Bad.....First after opening up all the walls we found drop ceiling's that we quickly tore down and wha la! True 9 foot ceiling throughout the house and the stairwell. We have decided to move both the kitchen and the bath on the main floor. The lay out looks good, but we will soon see.

Bad News! The addition that was on the back of the home had to be completly removed...not in the budget!

Termites!!! Yes the one bug that we supposedly don't have in Seattle, with apparently West Seattle. They are left over from the orchard days. So those two little surprises have set us back about 20k. Yes that's right 20K!

The demo should be all done and the house cleaned up by tomorrow. I will be happy to start putting it all back together!

D DAY+1


Well we closed on Tuesday and dove right into it. Dalen, Kim and I swung hammers, pried with crowbars and got so dirty I think my shower is permantly clogged. Wednesday morning I was up at 6 standing in front of the Home Depot with my coffee all hyped up on cafeine and addreline to break some stuff. Did what I thought was a lot of demo for 3 hours and waited for the 30 yard dumpster to get dropped in the back yard. The reason I said "alot of demo in 3 hours" is because after I picked up 3 labor worker's on 1st ave, they (Will, Luis, Alehandro and Manny) crushed more demo in 30 minutes than I had in 3 hours. Those guys can work!!!!!!! They filled our dumpster in about an hour.

Didn't close yet

Well we were all set to close on Friday, but guess what? That didn't happen! Got additional conditions from the bank Thursday at 4pm that couldn't be met until Monday. So it's monday and we are expecting to close tomorrow! I am keeping my fingers crossed and can't wait to swing the demo hammer!
